Developers Dunavast and Bolton have transferred the Up South project in Rotterdam South to the end investor Achmea Real Estate. Construction also began simultaneously. Capital Value managed the sale on behalf of the developers.

About Up South Rotterdam

Up South is located in the Motorstraat area of Rotterdam-Vreewijk on Cilinderstraat (near Ahoy). The building was designed by Klunder Architects and offers 127 rental apartments, of which 111 are in the mid-rental segment and 16 are intended for social housing. The project also offers over 400 m² of commercial space, a built-in parking facility and extensive bicycle parking. The location (Dynamostraat 15) was previously home to the Korpershoek garage.

Large-scale urban transformation

Up South is a key component of the large-scale urban transformation of the Motorstraat area, where former business functions are gradually making way for a dynamic residential and commercial district. The development contributes to an ambitious programme that will ultimately create 700 new rental and owner-occupied homes, supplemented with educational, service, and healthcare facilities. The addition of green spaces will create an attractive and livable urban area, strategically located near Hart van Zuid, which includes the Zuidplein shopping centre.

Aart-Jan Verdoold, CEO at Dunavast and Arjan de Groot, Director Development at Bolton underline the significance of the development: “We are taking a sustainable and future-proof step in the transformation of Rotterdam-Zuid. The project aligns with our mission to create real estate that adds social value.”

Arjan Peerboom, CEO at Capital Value: “Up South is a important addition to the city of Rotterdam, where affordable rental housing is in short supply. Although investment in new construction lagged behind in the first half of the year, we expect a large number of  transactions in the second half of 2025, which are currently nearing completion. This is a prime example.”
