Real estate investor Altera Management, on behalf of the Altera Residential Fund, reached an agreement with Orion Investment Partners for the acquisition of 293 sustainable rental apartments in the Bloom Zuid project in Utrecht, comprising 125 mid-rent units and 168 unregulated rental units. Capital Value and Loyens & Loeff advised on the agreement on behalf of the seller.
Altera acquires 293 rental homes in Utrecht from Orion Investment Partners
The agreement was concluded in the presence of outgoing Minister of Housing and Spatial Planning Mona Keijzer. Merwede Bloom Zuid is a development by Orion Investment Partners in collaboration with Boelens de Gruyter and G&S&. Construction companies Wessels Zeist and Wessels Rijssen (part of VolkerWessels) are responsible for constructing the project. In the coming years, Merwede will develop into a green, car-free mixed residential and employment district, featuring a blend of social and private-sector rental housing as well as owner-occupied homes.
The mobility vision for Merwede is clear: the district will be entirely car-free. The mobility concept – which includes shared mobility solutions and high-quality cycling and public transport connections – is an integral part of the urban development plan. Merwede will eventually contain approximately 6,000 homes, making it one of the largest inner-city residential developments in the Netherlands.
Bloom Zuid
Bloom Zuid, like the other residential blocks in Merwede, will feature a semi-public green courtyard that promotes social interaction, biodiversity, and climate adaptation. Altera’s 293 units will be spread across three buildings. Owner-occupied homes will be developed in the remaining buildings of Bloom Zuid. The first houses of Bloom Zuid are expected to be delivered in 2028.
The mix of mid-rent and unregulated units meets the growing demand for affordable, high-quality housing in Utrecht. With this investment, Altera strengthens its position in the Utrecht housing market and contributes to expanding the sustainable and affordable rental segment in the Randstad region.
