COUR is a development by Ballast Nedam Development, designed as a high-quality residential location along the Groene Loper in Maastricht. The project includes a total of 199 sustainable homes with an A+++ energy label, of which 137 are designated for the rental segment. The remaining 62 homes are intended for the owner-occupied market. The homes vary in size and cater to a broad range of target groups. Laudy Bouw is responsible for the construction, with the start of construction scheduled for June 2026.
COUR is distinguished by its strong focus on healthy and comfortable urban living. The architecture, generous daylight access, green inner courtyards and energy-efficient design principles contribute to a future-proof residential quality.
Living along the Groene Loper
The Groene Loper is one of the most prominent urban transformations in Maastricht. The former motorway corridor has been transformed into a green urban boulevard where sustainability, liveability and social interaction are central. The area forms a long, green connection through the city, featuring wide pedestrian and cycling paths, attention to biodiversity and an open, pleasant streetscape. COUR integrates seamlessly into this setting and contributes to a diversified housing supply in a green, low-traffic environment, with a strong emphasis on energy efficiency and residential quality.
Arjan Peerboom, CEO at Capital Value:
“COUR is an excellent example of sustainable urban development. The combination of high-quality architecture, an energy-efficient design and its location along the Groene Loper makes this a future-proof investment. We see growing confidence in new-build transactions, and COUR is a strong illustration of that trend. We congratulate Ballast Nedam Development, CLB and Hinke Fongers Vastgoed on this successful transaction.”
Onno Dwars, CEO at Ballast Nedam Development:
“The Groene Loper demonstrates how a city can fundamentally change when health and space for social interaction are put first. With COUR, we are taking the next step in this area development. The collaboration with CLB and Hinke Fongers enables the addition of 137 high-quality and sustainable rental homes, contributing to a diverse and future-proof housing supply in Maastricht.”
