Ballast Nedam Development has concluded a turnkey agreement with Altera Management B.V., on behalf of the Altera Residential Fund, for the sale of 65 mid-market rental apartments in the sustainability landmark Horizons Amsterdam. Capital Value advised on the transaction on behalf of the developer.

Leading sustainability ambitions

Horizons is being developed in Sluisbuurt, a new city district within Amsterdam’s ring road. The project combines affordable housing, high-quality urban living and leading sustainability ambitions. The development is energy-positive, purifies and reuses water, stores CO₂ in construction materials and includes rooftop landscapes that contribute to biodiversity, collectivity and quality of life.

Horizons stands out through its use of timber and other bio-based materials, which enable long-term CO₂ storage in the building. In collaboration with Climate Cleanup Foundation, this stored CO₂ will be converted into Carbon Credits. These credits are included in the transaction, making Altera the first Dutch residential investor to purchase carbon credits as integral part of its investment, demonstrating how real estate can actively contribute to climate goals.

Horizons was designed by Paul de Ruiter Architects and Flux landscape architecture. Heddes Bouw & Ontwikkeling B.V. is responsible for the realisation.
