The Bouwinvest Residential Fund has acquired 121 homes in the Het Nieuwe Noord project in Hoofddorp. Het Nieuwe Noord is a large-scale area transformation by Vastbouw, in which a former industrial site is being converted into a sustainable, green residential district with approximately 600 homes. In addition to being the initiator, Vastbouw is also responsible for the realisation. In total, the Residential Fund will purchase 121 mid-rental homes and 121 parking spaces. Capital Value advised Vastbouw on the sale to Bouwinvest.
Bouwinvest Residential Fund acquires 121 mid-rental homes in Hoofddorp
The homes, which are being developed within the Municipality of Haarlemmermeer’s mid-rental scheme, are located close to the amenities of Hoofddorp town centre, with shops, supermarkets and other facilities within walking distance. The apartments vary in size from compact to more spacious units and are mainly suitable for one- and two-person households. The project also contributes to the sustainability of the portfolio, with an above-average GPR score and full compliance with the Residential Fund’s stringent CRREM targets.
Paul van Stiphout, Fund Manager Residential Investments, says: “This acquisition in Hoofddorp fits perfectly within our strategy to add homes in the Holland Metropole region. The Bouwinvest Residential Fund has traditionally invested heavily in the G5, but due to the pressure on the housing market in the larger cities, we are seeing a clear shift in demand towards surrounding municipalities. I am particularly proud that in this project we are adding almost exclusively mid-rental homes.”
Ronnie Hondeveld, Managing Director at Vastbouw Holding, says: “With Het Nieuwe Noord we are not only realising homes, but we are building a future-proof living environment in which sustainability and quality are central. The collaboration with Bouwinvest underlines our shared ambition to make mid-rental housing accessible to a wide target group. Moreover, this sale provides an important boost to the sale of the owner-occupied homes within the project, which are being marketed under the name HONK Hoofddorp. This firmly puts the entire development on the map.”
