Project developer and investor Groep Caenen Capital Fund, together with Maas Wijkontwikkeling, has transferred the De Nieuwe Kethelpoort project in Schiedam to Bouwinvest. Capital Value advised the development joint venture De Nieuwe Kethelpoort B.V. on the sale process.
Groep Caenen Capital Fund and Maas Wijkontwikkeling sell 156 homes in Schiedam to Bouwinvest
De Nieuwe Kethelpoort will transform the area into a new urban residential district, comprising five residential blocks with a total of 190 homes, commercial space, a shared inner garden, high-quality public realm and 200 parking spaces in a four-storey parking garage. Bouwinvest has acquired 156 of the 190 apartments. Waal is responsible for the construction of the project, with completion scheduled for September 2028.
The location benefits from excellent accessibility due to its proximity to Parkweg metro station, Schiedam Centrum railway station and the A4 and A20 motorways towards Rotterdam and The Hague. In addition, the green waterside connection and the focus on sustainable mobility contribute to an attractive living environment for future residents of the Nieuwland district.
Gijs Keijzer, Adviser Transactions at Capital Value:
“De Nieuwe Kethelpoort is a major addition to the city of Schiedam. The project makes a significant contribution to reducing the housing shortage in the municipality. Investments in new-build rental housing doubled in 2025 compared with 2024. We expect this positive trend to continue in 2026. We congratulate Bouwinvest, Maas Wijkontwikkeling and Groep Caenen Capital Fund on this successful transaction.”
