Orion Investment Partners (OIP) and Boelens de Gruyter have sold the Merwede Block 12 project to Altera Vastgoed. The project, located in the newly developed Merwede district in Utrecht, consists of 104 sustainable apartments with an average size of 64 m². Capital Value advised Orion Investment Partners and Boelens de Gruyter on this transaction.

The planned start of construction is in March 2025, with an expected completion in 2027. Merwede Block 12 is part of a larger area development that is transforming the former industrial site into a vibrant, car-free urban district with a focus on sustainability, green spaces, and a mix of affordable housing. The project contributes to the ambition of keeping Utrecht accessible for a wide range of demographics.
