Sipkema, the real estate company founded in 1950, has sold its entire real estate portfolio. The shareholder has decided to discontinue the real estate activities and wind down the management organisation Sipkema Beheer. Capital Value advised Sipkema throughout the sale process.
During the sales process, the real estate portfolio was offered both as a whole and split into two parts—the Toon portfolio and the Heemland portfolio. In consultation with the seller, Capital Value selected two purchasers. In early 2026, both portfolios were transferred to the buyers through two separate share transactions.
Heemland portfolio with 153 homes
The Heemland portfolio consists of four large residential complexes and comprises 153 homes. This portfolio was sold to Stat Capital. In this transaction, Stat Capital was advised legally by Loyens & Loeff and on tax matters by Rechtstaete.
Toon portfolio with 176 homes
The Toon portfolio comprises 176 homes across 11 complexes and approximately 5,000 sq m of commercial space, primarily located at inner-city sites in the Rotterdam region. This portfolio was acquired by STADSVASTGOED together with several private investors. In this transaction, STADSVASTGOED was advised legally by Eversheds, on tax matters by Forvis Mazars, and commercially by BRiQ.
Sipkema received legal and tax advice from Team Advocaten, BDO and Core Notariaat. With completion of the transactions, Sipkema’s real estate activities will be discontinued and Sipkema Beheer will be wound down.
