Synchroon, Woonin and SSH sign urnkey agreements for 397 rental homes in Wisselspoor Utrecht
Housing association Woonin lets sustainable and affordable rental housing to people with lower incomes in Utrecht and the surrounding area in particular. Stichting Studenten Huisvesting (the SSH) specialises in student housing. Jebber is the development company of the SSH and was responsible for the realisation of the turnkey agreement on behalf of the SSH. Based on a tender for 397 (social) rental homes in Wisselspoor, SSH and Woonin were selected. They have since signed the turnkey agreements with Synchroon. The sale of the rental apartments to Woonin and SSH for people with lower incomes and students fits perfectly with Synchroon’s ambition to develop inclusive neighbourhoods for everyone who loves the city and enjoys living here.
Construction phase 1, part of Wisselspoor subareas 2 to 4, is located on 2e Daalsedijk in Utrecht, northwest of the city centre. This construction phase is the follow-up phase to the already completed Wisselspoor subarea 1. Construction phase 1 consists of a total of 538 homes, including 141 affordable owner-occupied apartments and 397 rental apartments, ranging from non-self-contained (approx. 15m2) and self-contained student flats (up to approx. 36m2) to social rental flats (approx. 65m2), which will be purchased by Woonin and SSH. Monique van Loon, director of Jebber: ‘There is a dire shortage of housing for students. We are very happy to add 335 flats (249 independent and 86 non-independent) to SSH’s housing offer.’ Capital Value advised Synchroon during the tender selection process from which Woonin and SSH were ultimately selected. Van Wijnen is responsible for the realisation of the homes in Building Phase 1 and will start construction in July 2023. Completion of the homes will take place around the end of 2025. Synchroon has now acquired the land for Building Phase 1 from NS Vastgoed.
