Capital Value expands its services with Debt & Equity advisory

Capital Value has expanded its services for the residential real estate investment market. In addition to transactional, valuation and advisory services, starting today the real estate advisor will now also offer advisory and consulting services for financing issues in the residential investment market. Services will be offered to parties such as construction companies, project developers, and investors that are looking for guidance during applications for financing through loans and/or risk capital. To provide this new service, and with more than 12 years' experience with ABN AMRO Bank/MeesPierson, Adwin van Klompenburg has joined Capital Value as a senior credit specialist. He will lead a multidisciplinary team that will specifically be tasked with providing this service.  

Financing indispensable for residential real estate market
The housing shortage is currently at 315,000 homes and continues to increase annually. The housing shortage is expected to reach a record high of 360,000 to possibly 380,000 homes around the year 2022. The Netherlands is facing an enormous challenge in the construction sector in the coming years. A minimum of 75,000 homes per year is needed to ensure the current shortage does not increase further. Marijn Snijders, Director Capital Value, "It is of grave importance that we keep the building output going in the next few years. Uncertainty about financing can cause many delays. Alternative financing instruments for the financing of land positions can provide a solution to prevent delays during planning development. Financing the construction process will also require more financing from banks because not all investors can finance projects through forward funding."

60% financiers want to expand loan portfolio residential real estate
Research released earlier this month by Capital Value showed that financiers are positive about the Dutch residential (investment) market. In the survey, 60% of financiers indicated a willingness to invest more in this segment, primarily in existing properties, but also in new-build projects. The research also showed that banks see the Dutch residential investment market as a robust market where yields remain stable even in times of crisis.
