PATRIZIA acquires residential care property De Keyzer in Amsterdam

Patrizia Immobilien AG completed the acquisition of its first health care asset in the Netherlands.The care residential complex De Keyzer in Amsterdam was acquired from seller Lieven De Key for the Patrizia Social Care Fund III. The building consists of a healthcare centre, care residences and 3 commercial units with a total floor area of 5,000 sqm. Capital Value assisted PATRIZIA with the purchase of the complex on the Czaar Peterstraat. Loyens & Loeff provided the legal support. Savills and Van Doorne advised Lieven de Key on the sale.

The residential care complex was realised in 2011 and consists of six residential groups of six people, 8 apartments, communal areas and a plinth with a health centre and various care and commercial functions. Small-scale and personal care is provided to elderly people with dementia and people with somatic care needs. The property is rented by care provider Amsta, among others. The lease term has a WALT of approximately 10 years.

The Social Care Fund III was launched in Q1 2019 investing in pan-European healthcare real estate, including nursing homes and assisted living. PATRIZIA invested 250 million euros in 13 properties in Germany last year. As a result, the portfolio grew to 360 million euros spread over 19 properties.
