Sipkema sells 87 apartments in Rotterdam

2 november 2020

Sipkema Beheer B.V. has sold a portfolio of 87 apartments in Rotterdam. The apartments are located in four properties in Zuidwijk (Charlois district), in which no individual units have been sold. Construction years vary from 1959 to 1962. The buyer is Kralingsch Beheer B.V. and the purchase price is € 12,750,000. Capital Value advised Sipkema on the sale.

The four properties are located within a few minutes walking distance from each other in Zuidwijk, a spacious residential area in Rotterdam with lots of greenery. The apartments are close to the Slinge shopping street. The properties, which originally consisted of three- and four-room apartments, were built by order of Sipkema and have remained within the family for approximately 60 years.

Sanna Wirtz, residential investment adviser at Capital Value: "There was a lot of interest in this portfolio from Rotterdam with apartments in the regulated rental sector. Rotterdam is very interesting for many investors because many neighborhoods are developing positively and prices are still relatively attractive. Sipkema strives for a future-proof portfolio and will use the proceeds to further expand the existing portfolio and make it more sustainable. With the sale of this portfolio to Kralingsch Beheer, the portfolio will remain in the hands of an investor based in Rotterdam".
