Advice on lease agreement for healthcare property

Housing association Eigen Haard asked us to make an analysis of its current lease agreement with a healthcare institution in a location in Amstelveen as well as a valuation of the current market rent of the complex.

Our approach

This project involved a multi-year lease agreement. At the time the agreements were reached, they were based on the investment and pre-dated various system changes that were implemented in the sector. Based on the current financing from the Normative Housing Component (NHC), the healthcare institution indicated that the rent was no longer in line with the operation and budget available for accommodation.

We made a financial analysis of the current lease agreement, which was drawn up based on the investment, taking account of the details supplied by Eigen Haard. A portrayal was also included of the possible consequences of normalisation of the lease agreement. In addition, a rent in line with the market was examined, based on the location and the current operation.

The result

By conducting an extensive analysis and translation of the financial situation in different scenarios and based on various principles, Eigen Haard obtained a complete picture of its current playing field as lessor of the healthcare complex. Eigen Haard can subsequently make well-considered decisions for future agreements with the healthcare institution.
