Sale to an international investor

We supervised the sale of the entire portfolio of Wooninvesteringsfonds (WIF) to an international investor. The portfolio was comprised of 114 complexes with approximately 3,800 dwellings, commercial units and other spaces. The complexes were located in Alblasserdam, Delft, The Hague, Dordrecht, Rotterdam, Papendrecht, Schiedam, Stadskanaal, Zoetermeer and Zwijndrecht, among other locations.

Our approach

The Wooninvesteringsfonds (WIF) was established in 2005 with the purpose of acquiring homes from housing associations and to subsequently sell them. Thanks to changed government policies, housing associations now have several options to sell complexes. The sale of the portfolio rescued WIF from bankruptcy, and WIF would cease to exist.

Following a careful analysis of the entire portfolio, we advised that the portfolio be divided into sub-portfolios: subsidised, homes to be deregulated and a separate portfolio for dwellings located in Lent. During the process, it was decided to apply two bidding rounds. In the first round, indicative bids were submitted, while in the second round unconditional bids were made.
The portfolio was broadly introduced in the market both in the Netherlands and abroad. A lot of foreign investors showed interest in the portfolio.

The result

The portfolio was successfully sold to UK-based investor Round Hill Capital. We also assisted with the approval process at the Ministry of the Interior and Kingdom Relations.
