Sale of residential complex in Utrecht

Borghese Real Estate asked Capital Value to supervise the sales process of the "In het Noorderlicht" residential complex in Utrecht. The complex was comprised of 123 apartments with parking and a commercial space on the ground floor.

Our approach

While there is considerable demand among investors for residential complexes in Utrecht, the supply, however, is limited. Thanks to the location in the centre of Utrecht and the recent year of construction, a large group of investors showed interest in participating in the sales process. The challenge with this complex was to achieve a price that exceeded the prevailing market level at that time. We were able to do this by accentuating the unique qualities of the complex and substantiating the market developments with facts.

The sales process was supported by a modern brochure with professional photography depicting the complex and immediate surroundings. We also advised to include demographic developments in the city of Utrecht in the brochure as well as information on current market developments. The increasing demand for non-regulated dwellings in Utrecht substantiated the rent potential of the complex.

The technical and legal documentation was made available via a digital data room. An exclusive group of Dutch and international investors were personally approached and invited to take part in the sales process. Capital Value then handled all the viewings with potential buyers.

The result

A bid exceeding the desired proceeds was made within a short time frame. An exclusive due diligence process was conducted for the seller and ultimate buyer, with a positive outcome.
