Hold-sell analysis of 194 housing complexes

With a view to a possible sale by complex to investors, housing association Poort6 asked us to make a saleability analysis of 194 residential complexes with a total of 6,875 residential units.

Our approach

The portfolio was spread across various districts in Gorinchem and the expansion suburb of Hoog Dalem. Each complex was evaluated in terms of saleability based on various criteria: circular regulations (stock that will be deregulated/stock that will remain regulated), rent potential, living environment and quality of life, provisions restricting sale and market criteria. In consultation with Poort6, public housing criteria were also applied in the analysis. This led to a saleability score per complex ranging from "poor" to "very good".

The result

The analysis revealed that, given the investment perspective, the portfolio was considered marketable in the current market. Based on our advice, Poort6 started with the sale of an apartment complex.
