Sale of complex in Spijkenisse

We assisted Maasdelta with sale of the Raadhuisstaete complex in Spijkenisse. This complex comprises 15 apartments and approximately 2,800 m² of office and retail space.

Our approach

The complex no longer fit with Maasdelta's portfolio strategy due to the disproportion between commercial space and dwellings. As a result, Maasdelta decided to sell the entire complex. The complex had high vacancy levels in its office spaces. The dwellings would remain within the regulated segment.

Together with Maasdelta, we made a complete list of the sales documentation, which was made available via a digital data room. Meanwhile, the project lawyer mapped out the legal characteristics and principles of the sale. Following this extensive preparation, we conducted a transparent sales process. The complex was broadly introduced in the market and we approached not only local, but also regional and national parties.

The sale of the dwellings was required to comply with the Housing Act regulations. We provided guidance to Maasdelta in this area and advised on communication to the tenants and other stakeholders. We then compiled and submitted the information file to the Ministry for approval. Indeed, the file was quickly approved.

The result

The complex was successfully sold to a local private investor. This transaction is a good example of an effective cooperation between a housing association and an investor.
