Sale of new-build development in the Utrecht central station area

Amrâth Hôtels & Restaurants asked us to provide advice for the sale of a new-build development in the district around the central railway station in Utrecht. This 90-metre high residential tower with a hotel on the first seven floors and 330 apartments on the floors above is an eye-catcher for the city of Utrecht.

Our approach

It is relatively rare that such unique and large projects are realised in the Netherlands. The project was characterised by numerous qualities: a good location, an attractive design by Tangram Architects, a hotel with hotel and catering establishments on the lower floors, a large volume and breathtaking height. In many ways, this project was a unique opportunity for investors to conclude a sizeable acquisition in the city with the Netherlands' fastest-growing population.

We provided advice on the residential programme based on market research. In cooperation with the managing developer VKZ BV, we then quickly made this project ready for sale. The sales process was supported by a modern brochure with professional photography depicting the surrounding area and artist impressions of the development. We also advised including demographic developments in the city of Utrecht in the brochure and information on current market developments. The increasing demand for non-regulated dwellings in Utrecht substantiated the rent potential of the project.

The technical and legal documentation was made available via a digital data room. An exclusive group of Dutch and international investors were personally approached and invited to take part in the sales process. We subsequently handled all talks with potential buyers.

The result

Several bids were made that exceeded the desired proceeds and the exclusive turnkey sales agreement along with annexes were drawn up for the highest bidder, with a positive outcome for both buyer and seller.
