Sale of residential portfolio including 976 dwellings

We assisted Propertize with the sale of a residential portfolio comprised of 976 units. The portfolio consisted of approximately 40 complexes spread across the Netherlands.

Our approach

The residential portfolio was owned by Propertize, which wanted to sell the portfolio in its entirety by means of a public and transparent process. To a large extent, the portfolio consisted of small complexes, with a minority within the homeowners' association. Various complexes had overdue maintenance.

We analysed the complexes and drew up a valuation per complex. In order to achieve an optimal sales result, we advised that the portfolio be offered both in parts and as a whole. For the marketing of this portfolio, we advised that a new name and logo be chosen.

Various investment memoranda were drawn up for the WNL (Woningportfeuille Nederland or residential portfolio Netherlands), both for the total portfolio and for the sub-portfolios. In cooperation with the manager, a list of the necessary information for potential buyers was created and made available to these potential buyers via a digital data room. During the sales process, questions were asked by potential buyers that were answered in a Q&A in the data room. A tight timetable was used with a bidding date.

The result

There was a great deal of interest in the portfolio, which was sold to Roundhill, an international investor. This was one of the first acquisitions in the Netherlands for Roundhill.
