Sale of the residential portfolio of pension fund BPL

For Syntrus Achmea Real Estate & Finance, we assisted twice in the sales process of a residential portfolio for the Agricultural Businesses Pension Fund (BPL). The first residential portfolio included 39 complexes with a total of 189 single-family homes and 2 commercial spaces. The second sale involved 25 complexes with 252 single-family homes and several garages.

Our approach

Both portfolios were comprised of complexes that were spread across the Netherlands. All the complexes were already split up. After a comprehensive analysis of the complexes, we advised conducting a closed transparent sales process. An investment memorandum was drawn up to generate interest for the portfolio among potential buyers and the complex details were included in a digital data room. This enabled potential buyers to thoroughly research the portfolio. Our advisers replied to all questions from possible buyers.

The result

The sales process for both portfolios took approximately three months. Given the favourable market conditions, there was a lot of interest in the portfolios, partly because they included many spacious single-family homes – a product with an interesting risk-return profile for many investors.

Both portfolios were (individually) sold in their entirety to a Dutch private investor.
