Sale of residential healthcare complex in Almere

We sold a residential healthcare complex in Almere with a multi-year lease contract. The complex, leased to healthcare institution Triade Flevoland, consists of 39 (healthcare) apartments and a day care with a shop. There are also 42 parking spaces. The seller was Borghese Real Estate.

Our approach

This project concerned a special type of residential healthcare investment whereby living independently was optimally combined with the option to receive healthcare.

We started by drawing up a comprehensive list of the agreements with Triade Flevoland. It was important to find a buyer who would be happy to carry on the cooperation with this healthcare institution. We conducted a structured and transparent sales process, drawing up an extensive Investment Memorandum with the key details of the complex and information about Triade. A broad group of investors and healthcare investors was then approached to ensure an optimal market test was performed. Triade was involved throughout the sales process.

The result

Several parties expressed interest in the complex, which was ultimately successfully sold to the Bouwinvest Healthcare Fund. The Healthcare Fund's acquisition policy is aimed in part at investing in handicapped healthcare in intramural accommodation. "This project was a good fit", says Erwin Drenth, Director Dutch Healthcare Investments at Bouwinvest.
